StuRents recently held their Q2 2025 webinar, featuring the latest trends in UK student accommodation for UK and foreign students.

Student Numbers & International Trends

Early figures from the Office for Students (OfS) show uneven patterns in overseas student numbers. Cities like Birmingham and Bristol are seeing growth.

However, Leeds and Sheffield are experiencing a sharp drop in international students. The main drop is in international postgraduate students. After rapid growth in recent years, visa changes and global uncertainties have slowed applications.

Booking behaviour by student type

Chinese students still view higher-priced options around £220 per person per week (pppw) whereas UK students look at average prices of £160 pppw for 2025–26. While UK student price interest is rising slowly, prices being considered by Chinese students have very slightly fallen.

For non-EU students, the demand for high tariff providers has increased, with intake for medium and low tariff providers stagnating. The picture for British students is less clear, with medium tariff providers growing long-term alongside the higher tariff ones.

New PBSA developments

The number of beds submitted for development nationally in the last 12 months stands at a significant 40,000. Alsmost 50% of those are concentrated in Galsgow and London. Glasgow, second only to London, has a pipeline more than twice the size of anywhere else, excluding the capital.
