A new version of the How to Rent guide will be published on Friday 17 March 2023. The guide must be served by landlords in England at the start of any new tenancy or at the start of a statutory periodic tenancy.


The publication of the new How to Rent guide is delayed and will be published on Friday 24 March 2023.

The new guide is part of the prescribed information which landlords must issue to tenants. If the guide is not issued to the tenants, then landlords lose the right to repossess using Section 21.

The current version of the guide has been available since December 2020. In the new version there is extra content explaining the following:

  • Carbon monoxide alarms must be fitted in every room with a fixed fuel burning.
  • Electrical installation condition reports (EICR) must be provided to tenants.
  • Fitting of smart meters.
  • Ensuring the property is suitable for tenants with a disability.

The new version of the How to Rent guide will be available from Friday 17th March 2023 using the link below to the government website. Members of the Leeds Property Association can download it from the documents area of the LPA website.

If agents or landlords have provided the existing version in advance of the tenancy start date, they should issue the new version as soon as it becomes available.

When providing the guide to tenants, agents and landlords are advised to keep evidence that this has been issued and received by the tenants.
